Meet our Advisors and Partners

Soil Deduction Advisors is led by a Texas landowner and entrepreneur, who works with a group of talented Advisors including Michael Orsak, a Houston CPA and Founder of Orsak, Langner & Barthel PLLC. Mr. Orsak has spent several decades providing CPA services to farmers and ranchers and is a rancher himself. He understands the value that a deduction like Section 180 can provide, recommending it to his own clients and willing to offer guidance to other CPAs who work for clients of SDA. We are honored to count Michael as a friend to Soil Deduction Advisors.

Why We Started Soil Deduction Advisors

Our founder is a Texas landowner and entrepreneur, born on an Air Force base while his father served in Vietnam, raised around Houston, with a career that took him through Kansas and Oklahoma before he came home to Texas for good. A few years ago, he purchased his own ranch and, like most landowners, had never heard of the Section 180 deduction, despite it being part of the tax code since the 1960s. Once he saw firsthand how substantial that deduction could be, and how few landowners knew it existed, he set out to build a company that could bring that same opportunity to other Texas landowners: certified soil sampling and CPA-ready documentation that holds up to scrutiny.

A Real Deduction, Not a Loophole

Section 180 has been part of the IRS tax code since the 1960s. It exists because buying agricultural land means acquiring more than dirt, it means acquiring the nutrients already in the ground. That value is real, and the tax code has recognized it for over 60 years. What's changed recently isn't the law, it's awareness. We built our process so that every claim we help document can stand up to review, not just look good on paper.

Our Methodology

Every report we produce includes: certified soil sampling from an accredited laboratory, nutrient valuation using relevant regional commodity pricing, full chain-of-custody documentation, and a report format built for CPA review. We are conservative by design. We would rather deliver a defensible number than an inflated one.

Certified, accredited lab sampling

Chain-of-custody documentation on every sample

Nutrient valuation tied to regional commodity pricing at time of purchase

Reports formatted for direct CPA review, not just internal use

Common Questions About Working With Us

Texas-based soil nutrient documentation specialists helping agricultural landowners unlock Section 180 tax deductions with CPA-ready reporting built to IRS standards.

Yes. It's a real, long-standing part of the IRS tax code, not a loophole or a gray area. That said, legitimacy depends on proper documentation, which is exactly why we exist. A claim without certified sampling and defensible valuation is the kind of claim that draws scrutiny. Ours are built to avoid that from the start.

Every report we produce includes full chain-of-custody documentation, lab certifications, and a clear valuation methodology your CPA can walk through line by line. We build every report as if it will be reviewed, because that's the only way to make sure it holds up if it is.

No. We are not a tax advisory firm. We handle the soil sampling, valuation, and documentation. Your CPA or tax professional makes the final determination and files the deduction.
